Property Preparation and Maintenance
We know how to make your property presentable, working with reputable vendors we have used for many years. In today’s rental market, this is necessary to attract quality tenants. It is important to keep your investment maintained so you can maintain and increase its value over time.
Marketing For Tenants
We advertise your property in places such as the Triangle Multiple Listing Services (MLS) and on hundreds of rental websites. Also advertise the property where signs are allowed, and we place them in yards and windows.
We have each and every prospective tenant complete a credit application and extensive background application. We then conduct a verification of employment, as well as check with current and past landlords. Once an applicant has passed the screening, we give you (the owner) all the information so you can make a decision to accept or decline the applicant.
Walk Through and Documentation
A walk through with each new tenant prior to move in will be conducted. The tenant is given a detailed walk-through form to complete and return to us within 3 days. This document along with signed rental agreement becomes part of the permanent file for future reference.
Rent and Deposit Collection
The security deposit is paid in certified funds at lease signing for the owner’s protection. At the time of move in, the rent is also due in certified funds. All rents are due on the 1st day of the month, with a 4-day grace period. After the 5th day, the tenant will be charged a late fee. Delinquency notices to pay or quit will be sent after the 5th.
We will provide monthly statements with year-to-date information. All monies received from the homeowner or the tenant is placed in a trust account, and all disbursements are paid from that account. You will receive payment for your rent minus any deductions reported on your monthly statement.
We respond to tenants’ repair problems using experienced, reasonably priced trades people. We are preauthorized to make repairs up to the agreed amount in the property management agreement. In an emergency, we must act quickly. If you cannot be reached, we take care of repairs immediately so no additional damage or costs will occur. We strongly suggest each homeowner obtain a homeowners insurance policy to protect you from major repair or replacement costs.
Aggressive rent collection procedures will be used at all times. Notices will be served to tenants at no charge to owner. Should an Unlawful Detainer action be required, we will represent the owner in court at no additional charge. Total costs will be those billed by a local legal office specializing in tenant eviction.
Our management fee for full service property management is very competitive. There are no hidden fees. We collect no fee until the rent is received. We do not charge account establishment fees or over-ride fees on maintenance work. Please contact our team to discuss leasing fees.

Apex Area Information
The town of Apex was incorporated in 1873, named for its location as the highest point on a portion of the Chatham Railroad which ultimately extends between Richmond, Virginia and Jacksonville, Florida. Apex grew slowly through the succeeding decades, despite several devastating fires, including a June 12, 1911 conflagration which destroyed most of the downtown business district. The town center was rebuilt and stands to this day, now one of the most intact railroad towns in the state. At the heart of town stands the Apex Union Depot, originally a passenger station for the Seaboard Air Line Railroad and later home to the locally supported Apex Community Library. The depot now houses the Apex Chamber of Commerce.
